The initial sales contract (compromis de vente)
is very important. It is up to the buyer and vendor to ensure that
everything is communicated correctly to the notaire and
that all the points agreed between them are detailed in the contract.
Get-out clauses have to be inserted into this initial contract covering
things such as rights of way, planning/building permission, mortgage
application being approved and so on.
Information
such as boundaries and access, plans for buildings works and new
roads in the vicinity, flood zones, is best obtained from the local
town hall. For other queries consult the relevant authorities or
call in an expert.
If
you plan building/renewing work it's wise to get quotes before committing
yourself. Ask an architect or builder to come and take a look.
Reports
on termites, lead and asbestos are mandatory and charged to the
vendor.
Contact
an insurance company after signing the initial sales contract so
you have the necessary papers on completion day.
View
the property on the day of completion before attending the signing:
the acte de vente specifies that the purchase is "sold as seen
on signing date".
Remember
to open a French bank account and make your mortgage application
(if necessary) in plenty of time. If you are moving cash between
countries look around in advance for the best currency exchange.
Remember
to factor legal fees into your budget: the notaire will charge 3-8
per cent in addition to the purchase price.

that the expense of a translator can help you saving money and disappointments.
